WORK DESCRIPTION

Earth work Excavation for foundation based on the structural design, including disposal of excavated earth and disposed earth to be used for backfilling and leveling. Excavation for plinth, earth to be leveled and neatly dressed including backfilling removing of bottoms.

Foundation work Watering, Ramming and Consolidating. Providing and laying PCC of ratio 1:3:6 (Cement: Sand: 40mm Aggregates) of 4” thickness. Providing footing pedestal of M20 grade concrete. Size stone masonry work based on the structural design. Anti-termite treatment on the plinth level concrete bed.

RCC Work Using M25 concrete grade for columns and M20 concrete grade for others. Also providing reinforcement with TMT steel bars with 500 grade including Cutting, Bending, placing in position and lapping using binding wire. Iron Rod used will be as per the structural design.  Footings Columns Plinth Beam Lintel and Chajja Floor Beam Floor Slab Staircase

Walls and masonry work Construction of masonry walls with cement solid blocks (6” & 4”) for super structures using ½” cement mortar of ratio 1:6 (Cement: Sand) There will be lintel on the height of 7’ for all doors, windows and chajja. It will be done as per the building plan.

Plastering work Providing 12mm thick plastering for ceilings, Roof beams with 1:4 (Cement: Sand) ratio including necessary scaffolding, curing etc., Providing plastering for internal walls, columns with 12mm thickness CM 1:6 (Cement: Sand) ratio including necessary scaffolding, curing, etc. Providing plastering for external walls, Chajja, beams, and columns with 12 mm thickness CM 1:6 (Cement: Sand) ratio including necessary scaffolding, sponge finish. Joining mesh will be used between pillars and wall to protect from developing the cracks.

Flooring Work Providing & laying approved tiles/granite for internal flooring with 1:6 CM joint free. Providing & laying approved tiles for bathrooms, Kitchen, Puja room, Utility etc with 1:6 CM joint free. It will be done uto 7’ height. Providing & Laying parking tiles as per the design.

Doors & Windows Providing & fixing teakwood paneled door for main door and puja room as per the design. The frame thickness of (5" x 3") to be fixed in the wall with MS hold fast packed in concrete. Providing & fixing 30mm thickness flush doors with red shal wood frame for internal room doors and Toilet doors as per the approved drawings, specifications & directions. Providing & fixing 30mm thickness window shutters frame and transparent glass with honne wood frame for internal room, hall, bathrooms, kitchen etc as per the approved drawings, specifications & directions.

Kitchen Work Providing & Fixing 30 mm thick medium black granite cooking platform including chamfering, edge cutting / polishing, fixing of sink with joining materials neatly finished. Providing & Fixing SS sink with the necessary fixtures. Providing racks using 3 no granite slab of size 12” x 48” Provision for exhaust fan/Chimney. Provision for water purifier Provision for gas pipeline

Electrical Work Providing and Fixing electrical items as per the design. Below are sample points which will be used across the building  Hall 2 light points, 1 fan point, 1TV point and 2 no’s 5amp sockets. Rooms 2 light points, 1fan point, 2nos 5Amp sockets. Dining Hall 2 light point, 1 fan point, 2 no’s 5Amp sockets. Kitchen 2 light point, 2nos15Amp Switch, 2nos 5Amp Switch. Bathroom 1 light point, 1nos 15-amp switch and 1 geyser point. All around the building 4 light points shall be provided. One Calling Bell Point shall be provided. Provision for UPS connection Provision for internet wiring on multiple places Provision for gate light.

Plumbing Works  Providing and Fixing plumbing items as per the design. Below are sample points which will be used across the building  Kitchen will have one sink mixer and a water purifier point. Bathroom will have 1wash basin, 1camode with flush Tank, 1wall mixer, 1piller cock, 1health faucet, urinal set. Utility area will have 1 tap connection for washing machine, 1 tap connection for other uses. Ceramic fixtures such as wash basins, commodes with all necessary taps & fixtures. Ashirwad CPVC pipes and fittings for the water lines Supreme SWR Pipes for the waste & sewage line. Provision for solar water heater & geysers point in the bathroom. Provision for water purifier point in the kitchen. Providing & fixing 100mm rain water pipe (P.V.C) complete with 'U' clamps, necessary fixtures up to the rainwater harvesting points. Rain water harvesting need to be done separately with additional cost.

Water proof Providing & laying water proof over RCC slab and finished with spreading cement slurry & laying screed concrete in Cement Mortar 1:4 and mixed with water proof compound of approved make (Fosroc or equivalent brand) laid to required gradients & slope, the top finished with leak-proof joints for: Bathrooms Balconies Kitchen sink area Roof Water Sump

Painting Work  Providing premium emulsion of two layers paint for ceiling and Walls including the primer & 2 coats of putty. The original surface will be scraped & rubbed with sandpaper to cover all minor defects including scaffolding. Providing exterior grade two cote layers over 1 coat of primer including necessary scaffolding. The surface will be thoroughly cleaned & wetted before painting. Providing enamel polish (spray mat finish) for teak wood main door and puja room. Painting all other doors, windows, guard bars and grills using Asian paint enamel paint

Fabrication Work Fabrication railings for stair case and balconies using MS material. T type angels for cloth drying purpose Basic safety grill door on the terrace

Miscellaneous Works Providing & Fixing of overhead tank of capacity 1500 ltr elevated 7'0" above the terrace level. Parapet will be 3’ 6” high from all rounds on the concrete roof. It also includes water proof flooring with smooth finishing. Basic Name plate
